ADU Before & After in Pasadena, CA
Plans and renderings only get you so far. What actually matters is seeing how a tight side yard in Bungalow Heaven became a rentable one-bedroom, or how a detached garage in Hastings Ranch turned into a two-story unit with its own address. The transformations below show the range of what we do across Pasadena, from garage conversions to ground-up backyard builds. Each one started the same way: a written price, a set of plans, and a homeowner who wanted real numbers before anything got demolished.

Detached Garage Conversion in Hastings Ranch

The problem: a 420-square-foot detached garage from the 1960s, used for storage and not much else. The slab had settled, and the roofline sat too low to meet current ADU height minimums without modification. We lifted the structure, reframed the walls to meet California energy code, and added a compact kitchen and bath along the rear wall. The result is a one-bedroom ADU with its own meter, a heat pump mini-split, and a monthly rent that covered the construction loan inside five years.
Backyard Ground-Up One-Bedroom in Bungalow Heaven

The problem: a deep lot with a mature magnolia tree in exactly the wrong spot. The setback requirement, which is the minimum distance a structure must sit from the property line, forced the ADU footprint to 480 square feet even though the yard could have held much more. We set a prefab unit from Abodu onto a new pier foundation, which sidestepped a full slab pour and kept the tree’s root zone intact. The homeowner got a finished one-bedroom in four months instead of the seven a site-built frame would have taken.
Room Addition Turned JADU in Northwest Pasadena

The problem: an underused den and laundry room sat off the back of a 1940s ranch, sharing a wall with the main house but serving no one. Because the space already had water and electrical nearby, converting it to a JADU, that’s a junior accessory dwelling unit under 500 square feet that can share systems with the primary house, made more sense than adding new square footage. We added a kitchenette along one wall, a separate exterior entrance, and a compact bath. The project pulled a building permit in under six weeks and finished for a hair under $95,000, which is about half what a new detached unit would have cost on that lot.
Site-Built Two-Bedroom Over a New Garage in San Rafael Hills

The problem: a steep hillside lot that sloped enough to make a ground-up ADU at grade nearly impossible without major retaining wall work. The fix was to build up instead of out: a new two-car garage with a two-bedroom unit above it, using a site-built frame rather than prefab panels because the hillside engineering required custom shear wall placement. James Hardie cladding on the exterior kept the maintenance profile low while matching the main house. The second bedroom added roughly $40,000 to the total cost but has consistently meant the difference between a mid-range and top-of-market rental rate in this part of Pasadena.
Prefab Panel ADU in Linda Vista

The problem: a narrow side yard, only 11 feet wide at the buildable area, that ruled out most turnkey prefab models and made a traditional site-built ADU awkward to frame. We used a prefab panel system from Dvele, which means the walls and roof arrived as pre-insulated panels that get assembled on site rather than craned in as a finished box. That let us build tight to the property line while still hitting the state’s required 4-foot side setback after accounting for the easement. The whole structure was weather-tight in nine days, and the interior finish work took another six weeks.
Home Addition as Attached ADU in Madison Heights

The problem: a craftsman home with a detached garage too small to convert and a backyard too shallow for a separate structure, but with an unused side porch area begging for purpose. We designed an attached ADU that ties into the existing roofline and uses the home’s original exterior wall as one side of the new unit, which cut framing and foundation costs by about a third compared to a detached build. The unit got its own address, its own entrance off the side yard, and its own electric meter, so the homeowner never has to split utilities with a tenant. Boxabl panels made the wall assembly fast, and the finish work wrapped in five months.
